What the price includes, how electricity is billed, deposits and the practical things worth confirming.

A monthly villa rental in Bali can be great value, but two villas with the same price can include very different things. This checklist covers the questions worth asking before you pay a deposit.

What does the monthly price include?

Ask for a line-by-line answer. Common items are:

  • Cleaning. How many times a week, and whether linen and towels are changed.
  • Pool and garden care. Usually included, but worth confirming.
  • Wi-Fi. Ask for the speed if you work online.
  • Banjar fee. A small monthly contribution to the local village community (the banjar), sometimes combined with a security fee.
  • Rubbish collection, gas and drinking water.

How is electricity paid?

Electricity is the item that surprises people most. Some villas include it, some include it up to a cap, and some use PLN tokens, prepaid credit from the state electricity company that you top up as you go. Air conditioning running all day uses a lot of it.

Deposit, payment and cancellation

  • How much is the deposit, and when and how is it returned?
  • Is the rent paid upfront for the whole stay, or month by month?
  • What happens if you need to leave early, or arrive late?

The practical things

  • Minimum stay. Monthly prices usually apply from one month up.
  • Check-in and check-out. Times, key handover and who to call if something breaks.
  • Location. Distance to the beach, shops and the places you will visit daily, and what the road is like at night.
  • Pets, visitors and parties. House rules differ from villa to villa.

Get it in writing

Once you have answers, ask for the agreed price, what it includes and the payment schedule in a message or a short agreement. Rates, availability and rental terms are set by the villa owner and confirmed when you book.
